The Evolution of Modular Factories in Colorado

In 2007, Colorado had five or six modular factories, but they vanished during the economic downturn of 2008-2010. Since then, most modular projects in Colorado have relied on out-of-state factories. The opening of Fading West's factory in Buena Vista marked a significant development, providing a much-needed in-state option for modular housing.

With the addition of a second factory, Vederra Modular, there is hope for more factories to emerge in Colorado as well. The state's market share for modular housing is about 1.5%, compared to the nationwide average of 3-4%. Given Colorado's housing affordability challenges, expanding modular housing's role is essential. Local factories are focusing more on affordable housing rather than market-rate sectors, aligning with the state's needs. The future of modular housing in Colorado looks promising, with continued efforts to streamline regulatory processes and increase overall acceptance.
